Style Property Management Fee Schedule

  • Commission charge for Property Management Auckland, 7.5% of rent collected (conditions apply)

  • Credit check fee (as per Veda rate current charges)

  • Advertisement charges that occur outside our website (ie. Trademe)

  • Routine Property inspections $40.00 per inspection (no charge for tenant entry and exit inspections)

  • Commission charge on accounts paid, 10% of the total account including GST ( Not applicable to Insurance, Local Body Rates, Regional Rates or Water Rates)

  • $10.00 monthly administration charge for payment of Local Body Rates, Regional Rates, Water rates, Insurance and oncharging all costs to tennant eg water rates, damages etc.

  • $100.00 per hour, plus disbursements for preparation and attendance to the Tenancy Tribunal, Insurance Claims (excludes Rent sure claims), and any Other Services (outside of duties fee) rendered on behalf of the Landlor

 

Commission charge of 7.5% includes the following:
 

  • Advertising your property on our website including photos

  • Appraisal of the market rent for the property

  • Showing your property to prospective tenants

  • Conducting Open Homes for prospective tenants

  • Processing all tenancy applications

  • Screening prospective tenants

  • Checking references

  • Credit check (not including 3rd party costs i.e. Veda report cost)

  • Investigation of any Historical Tenancy Tribunal Orders

  • Written summary of relevant aspects of the tenants personal profile

  • Optional emailed summary to Landlord for final approval of prospective tenant

  • Final approval of and negotiation with prospective tenant

  • Completion of Tenancy Agreement and Bond Lodgement Form

  • Entry inspection with tenant and completion of report

  • Supply tenant with property information details

  • Recording tenant's contact details including secondary contact

  • Remitting the bond to Residential Tenancy Service

  • Maintaining a schedule to ensure property inspections are completed quarterly (NB: quarterly inspections charged separately)

  • Reinspection if necessary to assess tenant compliance with any cleaning requirements

  • Manage all tenant enquiries

  • Management of rental payments

  • Full rental appraisal completed 6 monthly

  • Rental arrears management (refer to policy NB: excludes Tenancy Tribunal application & Dept Building & Housing fee)

  • Completion of Rentsure® Insurance claim form if required

  • Termination of tenancy

  • Exit inspection with tenant, completion of report and signing off Bond Refund Form

  • Bond refund administration

  • Maintaining a property file

  • Preparation of monthly account summary and emailing summary to Landlord or Landlord Accountant

  • Disbursement of clear funds to Landlords nominated account

  • Receipting rent moneys into a separate account which is reviewed and verified 6 monthly by a current member of the New Zealand Institute of Chartered Accountants
